Property Acquisition for investment and development

Our fees/charges are as follows:

 

2.5% on property purchase below £250k

2% on property purchase between £250 -£500k

1.75% on property purchase above £500k

We will save you money because we negotiate good price and help you buy well. If the property needs work doing to it, we will inform you in advance and then tell you the estimated costs of the work.

New build

Our first new build was the South Wales project which was completed in April 2014. We engaged the services of professionals like building surveyor, architect, and structural engineer, energy assessor, building regulation & planning officers. Light & heavy/complete house refurbishment

This is the core part of our business, and we have done more than ten houses full refurbishment and those houses had been successfully rented generating monthly positive cash flow for our company and investors that work with us. We do engage different tradesmen during the refurbishment such as plasterer, wood joiner, gas engineer, plumber, dry liner, roofer e.t.c.   We can help with any scale of project you have and we know the right tradesmen to call at the right time.  In addition,  all work are guaranteed. We can also recommend these tradesmen to you because good tradesmen can be difficult to find sometimes.

Land Acquisition

In 2012, we acquired our first development land in South Wales and we began the building project in December 2013. The project was completed in April 2014 and it comprises of the good size bedrooms with en-suite in the master bedroom, all bedrooms have built in wardrobe, upstairs exotic family bathroom with corner bath and downstairs cloak room, there is laundry, under stairs storage and another storage upstairs. The property has two level of garden at the rear and a garage with a remote controlled shutter.  Property is now let and no void since completion.

We are currently planning to get more development land in London suburb/area and we can also assist anyone to acquire Land either to keep and resell later after capital appreciation or for self-build/development project.

 Our fees/charges are as follows:

Property sale, letting, management & maintenance

This is also one of the core of our business, after purchase of property at auction, we will carry out work (refurb) to make it habitable and then let it out either on a single/multi let. We do tenancy administration and carry out references, credit checks, right to rent plus passport checks accordingly. Maintenance are carried out on regular basis from central heating, gas safety check, electricity check e.t.c.
Our charges are as follows:
Tenant find only – Half a month rent (it includes tenancy administration and landlord pay for referencing )
Management is between 6-8% per month deductible from the monthly rent
Sale of property will attract a flat rate of 2.5% of the sale price .

Holiday and short let

We also cater for people on holiday to the UK or visitor who need short tenancy (short let). Our accommodation usually includes all bills and we have single, double, large and en suite rooms with very good facilities such as washing machine, gas cooker, oven, fridge freezer, central heating e.t.c.
